Mike Adams and Harry Cheng of Bayleys Auckland have sold two properties in Mt Eden on behalf of the one vendor for $3,940,000. A large two storey dwelling, used for commercial offices but to be converted back to residential use, on a 1122 sq mcorner site at 390 Mt Eden Rd sold for $2,510,000.Twodwellings converted for commercial use on a 688 sq m site zoned Residential 5 at 15 Mont Le Grand Rd, and with a two year lease in place to a charitable trust, sold for $1,430,000 at a 3.5 per cent yield, reflecting underlying land value.
Ellerslie warehouse and office
A 2307 sq m building with 1319 sq m of office space, 988 sq m of warehousing plus 58 car parks on a 4102 sq m Business 4 zoned site and with five years remaining on a seven year lease, at 10 Cawley St, Ellerslie, has been sold for $5,401,000 at a 6.5 per cent yield to a Christchurch investor by James Hill and Sunil Bhana of Bayleys Auckland.

The994 sq m upper floor of a two level building occupied by two tenants on six year leases expiring in 2016 and 2021 plus 23 basement car parks at 51 Hobson St in Auckland’s CBD has sold for $2,850,000, at a 9.5 per cent yield through Alan Haydock and Damien Bullick of Bayleys Auckland.
Mt Roskill Grey Lynn sales
David Palmer and John Stringer from Barfoot and Thompson Commercial have sold a single level retail block with six tenants on an 840 sq m freehold corner site at 204 Richardson Rd, Mt Roskill, for $2.3 million at a yield of 6.6 per cent. They also sold for $1.1 million a small industrial building on a 399 sq m Mixed Use site at 6 Monmouth St, Grey Lynn earning $33,091 annually for a yield of 3 per cent.
