$7 million sale in Eden
A 2651 sq m four level building comprising two upper office floors and ground level warehousing with 52 ground and basement car parks on a Mixed Use zoned 1541 sq m corner site at 26-32 Virginia Avenue East, Eden Terrace has sold for $7 million at an 8.94 per cent yield through Alan Haydock and James Were of Bayleys Auckland. A multinational facilities management company occupies the ground and top floors on a six year lease from December 2010 with rights of renewal while Mediaworks occupies the middle floor on a short term lease while its premises are being refurbished.
Manukau office and warehouse
A1686 sq m two level building at 6 Jack Conway Avenue, Manukau, with 1071 sq m of office, 615 sq m of warehousing and 33 car parks has been sold vacant for $2.3 million by Mark Pittaway of Bayleys South Auckland.
Broadway retail unit
A 285 sq m ground floor retail unit at 142 Broadway, Newmarket, with one car park has been sold post a Bayleys Total Property auction for $1,928,888 at a 7.1 per cent yield through Luke Carran and Tony Chaudharyof Bayleys South Auckland. A Yoli yogurt bar occupies 285 sq m on a five year lease from mid 2014 while Crocs footwear has exercised the first of two two-year rights of renewal over 83 sq m.
Viaduct Harbour office level
Level 3 of 6 Viaduct Harbour Avenue, in Auckland’s CBD, has been sold fully fitted out and furnished to an owner occupier for $1.5 million by Stuart Bode of Bayleys Auckland. The leasehold property comprises 367 sq m of premium office space and 38 sq m of decks with five basement carparks.
