One of South Auckland’s largest available industrial facilities is for lease through sole agents Colliers International.

Up to 19,000sq m of versatile warehouse space will be available at 44 Dalgety Drive, in the heart of the sought-after Wiri industrial precinct, from August this year.

Colliers International industrial sales and leasing directors Brad Johnston and Greg Goldfinch have been exclusively appointed to market the space for lease.

Johnston says it can either be occupied by one tenant, or split into two smaller but still substantial tenancies.

“This is an outstanding opportunity to occupy a large, well-located warehouse and distribution facility at a time when industrial space is hugely in demand,” he says.

“Colliers International’s research shows Auckland’s industrial vacancy rate remains at its lowest since records began more than 20 years ago.

“With space at a premium, we’re anticipating solid tenant demand for this property, which is one the largest industrial facilities available for lease in South Auckland at the moment.”

Johnston says the property — part of the Goodman-developed Enterprise Park — is ideally located only 10 minutes from the airport, and is close to both major motorways in the area.

“This property is superbly located in the heart of Wiri, which has become increasingly popular in recent years. It is right next door to the Downer head office, while established national tenants at the nearby Goodman M20 Business Park include Frucor, ACC, Ingram Micro, Kmart, Bridgestone and Orora.”

Johnston says the property has a net lettable building area of 20,654sq m comprising 18,960sq m of warehouse, 765sq m of A-grade offices, 929sq m of canopy and 5,342sq m of yard.

“One tenant could take the whole lot, or the facility could easily be split into two tenancies with separate offices, yards, access and doors.”

The larger tenancy comprises 11,997sq m of warehouse space across three bays, plus 508sq m of office space. The smaller tenancy comprises 6963sq m of warehouse across two bays, with 257sq m of office.

Goldfinch says the building features a full fire sprinkler system and was recently refurbished with a new roof.

“The clear-span warehouse bays have heavy duty floors and a maximum stud height of 7.8m,” he says.

“It is set up for bulk stacking in pallets, but has previously been racked in the past. The versatile set-up makes it suitable for a range of uses, including distribution, logistics and sales.”

The property is on the western side of Dalgety Drive, just to the south of the intersection with Kerrs Rd.
