A light industry-zoned Mt Wellington warehouse is for sale that would suit a medium-sized industrial business to own and occupy.
The property at 6 Rakino Way is being marketed by Colliers’ Ben Herlihy and Todd Kuzmich of Colliers International and will be auctioned on May 31, unless sold earlier.
Herlihy says the property has a net lettable area of 2198sq m and is available as a vacant possession which would allow the successful bidder to move in upon settlement.
“This versatile offering is positioned in a well-established and popular part of the Mt Wellington industrial precinct,” he says. “Properties are tightly held in this area, and rarely come up.”
The property offers street front profile in a respectable industrial area, Herlihy says. Neighbouring businesses include Roche, Chubb, Jaycar and GEA.
“The building presents well and could suit a wide range of occupiers,” he says.
It has plenty of space for a walk-in showroom within the 367sq m ground floor office area. An additional 381sq m of office space is available on the first floor.
The 1450sq m warehouse is serviced by dual roller doors which provide excellent inward/outward flow and also has a generous minimum stud height of 5.6m rising to 7.2m at the apex.
The property sits on a half share of a 9000sq m site, Herlihy says. “The site offers excellent staff and visitor car parking with dual street access, as well as container set-down areas adjacent to the warehouse doors.”
Kuzmich says Mt Wellington is rightly regarded as Auckland’s premium industrial precinct.
“It’s the most centrally located of all of Auckland’s industrial areas, with excellent motorway access to both the ports and airport,” he says.
“Mt Wellington is a growth area, with ready access to the labour force from neighbouring South Auckland.”
Kuzmich says there are excellent staff amenities at nearby Sylvia Park, New Zealand’s largest retail development. “The shopping centre is undergoing further expansion, and is surrounded by large format retail developments,” he says.
“Improved infrastructure in the area includes the Southeastern Highway arterial development, the development of Pacific Rise Business Park.
The area is also set to benefit further with the planned East West Link connecting to State Highway 1 at the Mt Wellington interchange.”
Rakino Way is just off Carbine Rd, one of Mt Wellington’s main arterial routes. It is only 2.5km from the SH1 interchange at Mt Wellington, which is 10km from Auckland’s CBD.
Kuzmich says surrounding developments are a mix of industrial premises. “Several modern industrial developments have recently been completed on previously vacant sites together with trade retail developments on main arterial roads.”
