Agents are describing an office and showroom for sale at Albany as a prime investment with easy access to two motorways.

Unit 4, at 15-17 Saturn Place, sits beside the elevated SH18, giving great exposure for tenants and ease of access to main urban arterial transport routes, says NAI Harcourts North Shore commercial agent Rob Meister.

The unit is to be sold at auction on March 28 unless sold earlier by negotiation.

Meister says it’s had a single tenant in occupation since new, reflecting the high demand for the type of property and desirable location.

“With a lease expiry in June 2019, it offers options for investors and owner-occupiers alike. The high-visibility from the neighbouring highway makes the property extremely appealing to tenants, whose signage has great exposure.”

Rental income on the property is $78,506.25 per annum plus GST and operating expenses. Total outgoings on the property are $11,054.69pa, says Meister.

His colleague Andrew Bruce, who is also marketing the property says it’s a soundly-built property that offers a good income.

“It’s in a high-demand location that will make it highly appealing to potential tenants and will ensure it holds its value,” says Bruce.
