Saw-tooth units offer bite sized tenancies
The old saw toothed industrial building at 16-18 Taylors Rd, Morningside, in which office, showroom and warehouse space is for lease.
An industrial building in Morningside is being renovated and upgraded to provide a mix of character office, showroom and warehouse business accommodation aimed at smaller to medium sized tenants.
The building at 16-18 Taylors Road has a net lettable area of 1429 sq m and is made up of six units which are undergoing an extensive refurbishment for lease through William Coates of Bayleys and Peta Laery of CBRE.
“This is an older styled saw-tooth industrial building that is no longer suited to modern warehousing requirements but ideal for conversion into very attractive character space,” says Coates. “It provides plenty of natural light and, when combined with exposed ceiling beams and brickwork and polished concrete floors, the units offer funky workspace with a very nice ambience.”
Laery says as part of its refurbishment, the building is undergoing a complete earthquake strengthening to 85-100 per cent of New Building Standard (NBS) which will provide long term seismic compliance.
“The owners are developing a solid, good quality building with highly specified, efficient building services and are looking for complementary tenants such as galleries, cafes, architects or other professional firms wanting character space. They are happy to work in partnership with tenants and adapt the existing space to suit their particular needs.”
The refurbishment of the front two units is nearing completion and these are available for immediate occupation. One has a ground floor area of 230 sq m with a mezzanine floor of 86 sq m while the other offers ground floor space only of 231 sq m.
Laery says the units have substantial, high profile frontage onto Taylors Road. “Their refurbishment has included removing roller doors and replacing them with floor to ceiling bi-folding glass doors to improve the building’s appearance and visibility for showroom space,” she says.

The remaining four tenancies comprise two ground-floor-only tenancies of 176 sq m and 196 sq m; and two other units of 251sq m and 259 sq m which have mezzanine space. One of these units has a good quality apartment of 116 sq m on the upper level.
The property has a drive around right of way off and to Taylors Road with car parking at the rear of the site.
Located in the Morningside industrial precinct just beyond the Kingsland commercial centre, it is directly opposite Mt Albert Primary School and a Briscoes outlet store. Next door is Events Clothing which specialises in sailing and sports clothing.

Coates says a number of smaller pockets of fringe industrial space close to the central city are changing character as industrial tenants move to areas like Rosebank Road in nearby Avondale which have more modern warehouse accommodation.
“The buildings they leave behind are being modernised while retaining their character features and are being broken down into smaller tenancies,” he says. “These have the flexibility to cater for a whole range of users ranging from businesses requiring a showroom component to professional firms. That is certainly the case with this Taylors Road building.
“Residential developments or mixed use developments combining both residential and business activities are also becoming more common in these areas and are helping to rejuvenate them,” Coates says.
