A quality warehouse on a highly visible corner site in Manukau is expected to attract strong interest from owner-occupiers and investors.
The 5733sq m freehold property at 22 Ryan Place is being marketed for sale by deadline private treaty by Colliers International brokers Gawan Bakshi, Ash Vincent and Jolyon Thomson.
It featured in the latest Colliers Portfolio launched yesterday and offers on it will close on April 6.
Bakshi says the site, dominated by a 2661sq m office and warehouse, is available for vacant possession.
“This is an excellent opportunity for a growing or established business to move into a quality warehouse space as an owner-occupier,” he says.
“We’re also expecting strong interest from investors seeking steady rental returns from a tidy industrial investment.”
A recent valuation found the property, which is zoned for Light Industry, could be leased for $239,090 a year.
The property is situated on the corner of Ryan Place and Jack Conway Ave, giving it excellent road profile.
“The east of the site is flanked by a stand of attractive trees and the site’s profile could be increased with signage on the adjoining grassed area,” Bakshi says.
A 1834sq m warehouse, built in the 1980s, offers a low-to-medium stud space. It is accessed via a number of truck docks which are covered by 218sq m of canopy.
The warehouse backs on to a secure concrete yard, with two entrances on Ryan Place.
The remainder of the building comprises 730sq m of office and amenity space over two floors, as well as an 80sq m low-stud workshop and 16sq m of storage.
Vincent says the property is in the heart of Manukau’s industrial and commercial precinct.
“Located only 2km from the Manukau town centre, the property offers excellent access to the rest of the Auckland region and beyond,” Vincent says.
The Southern Motorway is only 3km away, while the on-ramp to the Southwestern Motorway is less than 2km away.
“With the Waterview Connection due to open next month, access to the west and north of the region will be greatly improved,” he says.
The property is also a short distance from Auckland International Airport, while the Auckland CBD is only 19km away.
Thomson says the site is zoned for light industry under the Auckland Unitary Plan, making it suitable for a range of possible uses including light manufacturing, production, logistics, storage, transport and distribution.
