An Auckland property for sale on an elevated Constellation Drive corner site in Mairangi Bay offers exposure to one of the North Shore’s busiest arterial roads.
Colliers International is marketing 2-4 Parkway Drive for sale by deadline private treaty closing September 27, unless sold earlier.
The 2989sq m freehold site is available with vacant possession, making it suitable for owner-occupiers, add-value investors and developers.
Colliers’ North Shore general manager Jimmy O’Brien says the sale presents an opportunity to acquire a prominent property with potential.
“It is being offered on the market for the first time in 15 years. With massive exposure to passing traffic and easy access to the motorway network, this property has a prime position in one of the North Shore’s most popular industrial and commercial areas.
“The current occupiers are expanding, making this property available with vacant possession. Owner-occupiers can move in upon settlement, while savvy investors can make the most of the North Shore’s low vacancy rates by re-letting the property to new tenants.
“The property also offers excellent redevelopment potential, with generous zoning under the Auckland Unitary Plan allowing for significant upside.”
Agency director Matt Prentice says the property comprises a standalone building with 1712.2sq m of office, warehouse and mezzanine space.
“The property offers huge exposure to Constellation Drive, thanks to the elevated site,” he says.
The property is zoned General Business, which allows for a wide range of activities.
Permitted uses include commercial services, drive-through restaurants, entertainment, food and beverage, garden centres, vehicle sales, large-format retail, trade suppliers and industrial activities.
It offers 23 on-site car parks, as well as public parking on Parkway Drive.
“The property is part of the wider Mairangi Bay Industrial Estate, which is a relatively recent but well-established commercial and industrial area with excellent access to the rest of the North Shore and wider Auckland,” Prentice says.
Constellation Drive has a steady traffic flow offering excellent advertising potential for occupiers.
“As a result, it has tended to attract showroom and bulk retail users. Surrounding development in Parkway is predominantly industrial.”
Colliers’ North Shore commercial manager Janet Marshall says the property has 441.1sq m of office and amenities, 905.3sq m of warehouse, and 324.8sq m of mezzanine space. The remaining area comprises a deck and small canopy.
“The ground floor office is on the northwestern side of property,” Marshall says. “The office is single-storey, built on a concrete slab, with brick walls, aluminium joinery, cedar weatherboard window boxes and a shingled mansard sloping roof.”
Marshall says the warehouse has a minimum stud height of 4.6m.
“It has a good level of natural lighting from a series of windows and translucent roofing panels; along with a high level of auxiliary artificial lighting to meet the requirements of the occupier’s printing business.
“Access to the warehouse is via two hand-operated roller-shutter doors leading to the car park.”
Marshall says the mezzanine floor occupies the northernmost portion of the warehouse.
“It was upgraded in 2010 to create a contemporary design studio with a central open-plan area, perimeter offices and amenities.”
