Last chance to lease in new auto centre
The newly completed automotive service complex in Silverdale.
A new automotive complex, completed in Silverdale about 30 km north of Auckland and targeted at heavy vehicle service providers, has met with a strong response from tenants with just one unit left to lease in the development.
The Auto Centre has been built on a 6000 sq m site at 7 Furnace Place, Silverdale, by Silverdale Estates Limited and encompasses six separate premises, with five of them already leased. Leasing agent Rosemary Wakeman of Bayleys North Shore Commercial says Silverdale Estates recognised there was a gap in the market for a centre suitable for automotive trade businesses specialising in heavy vehicles such as trucks and buses and other commercial transport which have different certification and servicing requirements to motor cars.
“The development has been specifically designed so it can cater for heavy truck and trailer units with the site providing full drive through and around capability,” says Wakeman. “The diverse tenant mix that the auto centre has attracted provides a ‘one stop shop’ for both commercial and private vehicles and includes vehicle testing, mechanical, auto electrical, tyre and air-conditioning providers.”
The final building that was constructed on the site, which is available for lease, provides a 476 sq m workshop with full drive through capability. Wakeman says thereare double 4.2 metre and 6 metre wide roller doors at the front and the rear of the workshop plus about 105 sq m of firstfloor offices.
She says the building would suit an auto glass provider or other complementary auto vehicle oriented tenant.
The first tenant to move into the auto centre was Vehicle Testing New Zealand with its building configured to cater for both heavy vehicles and private cars including inspection pits and twin drive though bays designed for trucks and trailers. VTNZ provides both heavy and private vehicle Warrants of Fitness and Certificates of Fitness (COF) and vehicle condition assessment from its Sivlerdale premises.
Located next to VTNZ is Cornish Truck and Van Limited which provides full servicing and pre COF checks offering a first time pass guarantee and assisting transport companies achieve a Five Star New Zealand Transport Agency rating. Its servicing equipment includes brake rollers for correcting any COF brake imbalances; along with wheel and axle alignment camera technology to reduce tyre wear and high fuel consumption which can be major issues for heavy vehicle operators.Cornish also provides a 24 hour emergency call out service and off siteservicing with its main service vehicles fitted with compressors and welders as well as other mechanical equipment.
Sister company Cornish Auto Tech operates from another building on the site offering more general auto electrical and auto repair services for all types of vehicles. The other two tenants are a Bridgestone Tyre Centre and heating and air-conditioning installation and servicing specialist Thermal Solutions Ltd. Both companies have relocated from nearby premises.
Wakeman says Silverdale is continuing to attract tenants who cannot find suitable, affordable industrial premises on the North Shore. “It’s very hard for heavier industries such as the auto trade to find large premises on the Shore these days because landlords are more interested in ‘clean’ tenants such as distribution businesses which also need a good level of office accommodation which generates a higher rent.
“Silverdale is more welcoming to transport and auto tenants and this specialist auto centre is a good example of that. It also offers easy access to and from the nearby north-south State Highway One motorway which is a big plus for businesses.”
