Idyllic Coromandel lodge sale and leaseback

The owners and operators of Pacific Harbour Lodge on the east coast of the Coromandal Peninusla at Tairua want to sell the land and buildings as a tourism investment asset and negotiate a 30 year lease with the new owners so they can continue running it.
The profitable business could also be part of the sale if a buyer was interested in purchasing it with the property as a complete going concern operation, says Tom Crawford, a broker with Tourism Properties who is marketing the land and buildings for sale at 223 Main Rd, Tairua.
The township is directly opposite the well known holiday town of Pauanui across the Tairua River estuary and is 30 kilometres east of Thames.
Crawford says the lodge been developed and managed by the same family owners for the past 35 years and the sales price for the property is negotiable based on an income of $300,000 per annum plus GST plus outgoings.
“In addition to an excellent income the future owner will also have the right of use of one chalet for four weeks of the year,” Crawford says.
“It is an appealing property with 31 well-appointed spacious units set amidst lush vegetation on the shores of the scenic Tairua Harbour. It has a mix of units with the majority having water views.”

The land area of 5199 sq m is on one title and the accommodation at Pacific Harbour Lodge comprises 23 studio units, six one-bedroom units and two two-bedroom units. Four units are contained within the manager’s building – three on the lower level and one on the upper level.
Eight of the units are within a double storey block with the remainder being standalone units dispersed throughout the property. All upper level units have external access stairs.
Crawford says the units have been soundly constructed and designed with a ‘Polynesian’ theme - incorporating timber sarked ceilings and linings. “They have also been well maintained.”
The units feature a variety of amenities from basic tea and coffee making facilities to full kitchens. The bathrooms, with separate hot water cylinders, contain showers, vanity sets and toilets. The majority of units have ranch slider access to deck and paved areas from the lounge area.
Crawford says the property has a frontage of 116 metres to the inner Tairua Harbour which makes for a pleasant backdrop.
“The overall theme is that of a Polynesian styled village with the grounds attractively laid out with extensive coverings of shells and paved access leading to the main reception area and various units. Established gardens create privacy and the whole development is located within a beautiful natural setting that has a tropical theme. He says the reception area is spacious and includes a lounge, toilet, ancillary storage rooms, internal garage access and an internal stairway up to the manager’s residence which has three bedrooms, bathroom and toilet, a lounge and dining area, and a spacious balcony with nice views. External stairs also provide access to the manager’s unit.
Onsite is a building housing a Visitor Information Centre which provides some rental income.
Essential services include electricity, sewerage, town water supply and a water bore.
Crawford says Pacific Harbour Lodge is strategically located on State Highway 25 in a prime position, on the main road into the Coromandel Peninsula.
“It is very popular with both international and domestic visitors. It is the largest accommodation providers on the Coromandel Peninsula and can comfortably accommodate coach tours.
“Pauanui is only a ferry ride across the harbour and it is a short drive to the famous tourist attractions of Hot Water Beach and Cathedral Cove which was the film location for the 2008 movie The Chronicles of Narnia: Prince Caspian.
“It is an excellent base to explore the east coast of the Coromandel Peninsula.”
The lodge is just 50 metres from the centre of Tairua township which is only minutes away from interesting bush and kauri grove walks, historic gold mines and tunnels inhabited by glow worms.
“Tairua is a delightful laid back coastal town with all the amenities visitors require, including cafes, restaurants, takeaway outletsd, bakery, chemists, gifts and art galleries,” Crawford says. “Further growth is predicted with the opening this year of the 95 berth Tairua Marina.”
