A large Fletcher Building landholding for sale in the supply starved East Tamaki industrial precinct is being billed as one of the best commercial brown field opportunities available in Auckland.
“Options for development are really only limited by the buyer’s imagination,” says Greg Goldfinch of Colliers International who, with colleagues Paul Higgins and Todd Kuzmich, is marketing the 4.0702 ha property at 27 Smales Rd for sale by deadline private treaty closing 4 pm on Thursday April 23 unless it sells earlier by negotiation.
The property is leased by Fletcher Concrete and Infrastructure Ltd, a subsidiary of Fletcher Building, the largest listed company on the New Zealand stock exchange.
“The tenant will sign a lease back over the site for a term to be negotiated that will provide holding income for the purchaser while they prepare the property for development,” Goldfinch says.

Kuzmich says the freehold site is ripe for a major development that would benefit from its dual access and a 150 metre road frontage along the southern side of Smales Rd which is one of the main arterial routes in East Tamaki connecting Auckland’s eastern suburbs to East Tamaki, Highbrook and State Highway 1.
“This makes it ideal for both large volume distribution and manufacturing tenants requiring a significant footprint,” Kuzmich says.
“Ti Irirangi Drive is directly south of the location, which is another main arterial link bringing traffic to and from Manukau and Auckland Airport..

“The recent large scale development of Highbrook Business Park and Eastfield Industrial Park is increasing the area’s desirability and the immediate surrounding locality includes national brand tenants such as Fisher & Paykel, Steel & Tube, OfficeMax, NZ Post and United Industries.
Smales Road is also on the border of the burgeoning Botany residential area, says Kuzmich.
“Ease of access to a skilled labour force and convenience for consumers is always an important consideration and this particular East Tamaki location offers the double benefit of having established and ever-growing residential catchments within a very short commute of a premium commercial precinct.”
