High profile New Lynn corner site

A 1459sq m corner site on main arterial Great North Road in central New Lynn is among a portfolio of commercial and industrial properties that will go under the hammer in Bayleys’ second Total Property auction for the year.
On two separate titles, at 3019 Great North Rd and 2 Bentinck St, the property is being offered for sale by Bayleys Auckland’s Scott Kirk and James Were in conjunction with Mike Adams, Bayleys’ West Auckland sales manager.
It will be auctioned on April 12 in Bayleys’ new Gaunt St auction rooms, unless sold prior to that date.
Kirk says the property has been owned and occupied by a family car dealership since the early 1980s. The 647sq m of land on the Great North Rd title has an office and workshop building of about 140sq m which services the car sales business. The 812sq m Bentinck St title has a residential dwelling and a shed on it totalling around 120sq m.
Kirk says the property has considerable appeal for owner occupiers and developers. “It could continue to be used for car sales and/or for some other type of automotive business which is the predominant activity on neighbouring properties immediately surrounding the site.
“However, the fact the offering comprises two titles, each with its own separate road access, increases it flexibility and future options and means a buyer could also sell off one of the titles at a later stage.”
Kirk says the land at 2 Bentinck St is zoned Business-Light Industry under the new Auckland Unitary Plan while 3019 Great North Rd is zoned General Business which means it could be used for a wide range of commercial purposes.
Adams says the fact that the site is close to the rapidly developing New Lynn town centre also increases its development appeal and its attractiveness for an owner-occupier because of the large amount of traffic passing the property along this part of Great North Rd.
The LynnMall shopping centre is nearby with its large outdoor car park just a short walk away while the New Lynn train station and main transport hub are also easily accessible.
Opened in 1963, LynnMall is New Zealand’s oldest shopping mall. Now under the ownership of Kiwi Property, it underwent a $36m expansion in 2015 to incorporate an eight-screen cinema complex, an outdoor dining lane called Brickworks and additional specialty stores.
“The expansion of the mall is one part of a significant rejuvenation of central New Lynn around the new transport hub supported by a major upgrade of public infrastructure by Auckland Council,” says Adams. “Continuing apartment development in the Merchants Quarter, along with new food and beverage, retail and other commercial premises are also contributing to the revitalisation of the town centre, attracting new residents and tenants who want to be part of the action,” says Adams.
