Church opens doors to progress
The property is being marketed by Bayleys Manukau's Dave Stanley, above, and Ben Bayley and Bayleys Auckland Central's James Chan.
An Auckland-based church centre in Hillsborough near Mt Roskill is for sale now that a larger centre is being built near Auckland Airport to accommodate an increasing membership.
Located at 78-80 Olsen Ave and 68 Melrose Rd the site has a main building with an auditorium, meeting areas and commercial kitchen, and a separate 150sq m dwelling at present being used as a childcare facility and creche.
The property is being marketed by Bayleys Manukau's Dave Stanley and Ben Bayley and Bayleys Auckland Central's James Chan.
The sale is by tender, closing on September 11.
Stanley says the fully fenced site has three separate titles comprising 2850sq m of buildings on 1.171ha of land. The main building has a 250-seat auditorium, several meeting areas and a commercial-sized kitchen.
The balance of the land is a sealed parking area with some gardens around the perimeter.
Stanley says the location and size of the property offers flexibility and development opportunities. "The church site is zoned residential, making it suitable for several development options such as a childcare or housing facilities or a retirement village. It could also be well suited to a number of other organisations and facilities such as church groups and education providers.
"This is a sizeable, prominent property in a sought-after central Auckland location in a residential area that is well established and popular. It is close to motorways, shopping centres, sports complexes and several good schools. With two road frontages, it also provides easy access and visibility."
Located only 10 minutes from Auckland's international and domestic airport terminals at Mangere and just 15 minutes from the Auckland CBD, the property is in an area exposed to a high level of traffic and is serviced by large shopping centres in Onehunga and Three Kings.
Stanley says the location has been identified by Auckland Council as a growth area.
"Given development in the area, including the Waterview tunnel and new motorway connections, this property is ideally placed to benefit from future city growth."
"Construction of the Waterview tunnel is already well under way and, when completed, the connection will feature a six-lane motorway linking State Highways 16 and 20, completing Auckland's Western Ring Route.
The NZ Transport Agency project is aimed at reducing congestion and creating a direct time-saving link between the airport and CBD.
"Recently, redevelopment of nearby Stoddard Rd has seen more retailers attracted to the area. The whole Hillsborough area is evolving and changing, as exemplified in the proposed Auckland Council Unitary Plan which identifies zoning changes to allow for growth.
"There is very little residential development in this area of the city and few sections of this size," Stanley says. "The property presents an opportunity for a forward-thinking investor to pre-empt expected progress in Hillsborough and the surrounding suburbs."
