Mud Bay Café is fully licensed with seating for 60 patrons.

A popular Taranaki café business with the option of a three bedroom house included in the sale package is being marketed as offering the ideal escape from the city rate race for its purchasers.

The Mud Bay Café located in Urenui Village, about a 20 minute drive north of New Plymouth, is for sale as a business within leased premises for $220,000 plus stock.

A nearby freehold home at 2 Ngapapa Street, adjoining the Urenui school, is also available to purchase taking the combined asking price to $570,000.

“This is the chance for someone to realise their dream by owning a successful business that is showing a healthy profit along with a charming home,” says Glorianne Campbell, director of Clyth MacLeod Ltd, Auckland, who is jointly marketing the café business and residential property with Kevin Hight of McDonald Real Estate, New Plymouth.

“The seaside café is located close to two camping grounds and is well supported by both locals and holidaymakers who flock to its popular beach in summer and also to the Urenui Rodeo which is an annual fixture on the Taranaki events calendar.”

Mud Bay Café, situated 30 km north of New Plymouth on State Highway 3, serves as an ideal stopover before motorists enter the long journey north through the Awakino Gorge and is also viewed as a welcome stopover on exiting the gorge from the opposite direction.

Urenui township, which is the last retail outpost before leaving Taranaki, has a hotel, Four Square supermarket, garage and assorted craft stores.

Campbell says the stand-out corrugated iron building occupied by the business was purpose built for the café to make a strong statement about the area where there are a number of permanent baches along with caravan and camping sites.

The licensed café is well known locally for its outstanding breakfasts, superb coffee, gourmet pizzas and al e carte dining which are offered at affordable prices.

The café is described as having a warm and welcoming ambience highlighted by its high pitched ceiling, wooden beams and internal timber, stone fireplace, impressive American oak timber door and outdoor dining on sunny decks.

Mud Bay Café only generally trades during daylight hours seven days a week from 8.30 am to 4 pm but it has opened in the evenings occasionally when booked for special functions and events.

“A new owner could continue to focus solely on the daytime trading of the café or expand into evening hours,” she says. “The current owner has worked smartly on fine-tuning staffing and the style of menu so this is an efficient operation that could easily be taken over new management. The excellent staff employed and the business systems that are in already place are sure to make for a smooth transition of ownership.

“With weekly sales of around $15,000 on average based over the past year and a healthy gross profit the business is profitable and could see increased returns under the oversight of an active working owner or couple. The current owners love the business and the location but due to a personal requirement to move and with a new baby on the way, they need to sell the business and their home.”

Fully licensed and with seating for 60 patrons, the café has a good indoor and outdoor flow and is renowned for its high quality coffee made from Ozone Coffee beans. The café has a secure five year lease in place which commenced in 2013 and runs through until 2018. With two rights of renewal of five years each, the final expiry of the lease could go all the way to 2028.

Campbell says the 1950s three double bedroom family home that is being offered for sale apart from or with the café business, has a floor area of 121 sq m and comes with a 61 sq m garage.

“The north facing house with cottage styled gardens, assorted fruit trees, mature plantings and 57 sq m of decking or terraces, has been significantly upgraded and refurbished, placing it in the category of ‘trendy upmarket’,” Campbell says. “It is ideal for an owner with a serious green finger and oozes solidness, quality, style and outdoor living.”

“For anyone looking for a lifestyle change in a wonderful location close to beaches and walkways and within the heart of a relaxed village environment, this offer is well worth investigating.”
