Big land block in airport growth area

A large predominantly vacant land holding is for sale in the fast developing Mangere Gateway Business Zone, immediately northwest of Auckland International Airport.

“This five hectare property at 546 Oruarangi Road is partially occupied by a flower grower providing holding income,” says Andrew Hooper of Colliers International’s Highbrook industrial team who, with colleagues Brad Johnston and Paul Jarvie, is selling the land with vacant possession by deadline private treaty with offers closing on July 29, unless it sells earlier by negotiation.

 “This is a strategic site close to State Highway 20, Auckland International Airport and State Highway One,” says Hooper. “It is located in a developing Mixed Use precinct that will soon be transformed from its rural and lifestyle focus to a commercial and residential hub adjacent to the airport.”

Johnston says the site is next door to the Auckland International Business Park, a 20 ha development on which Sistema Plastics is constructing a new 50,000 sq m manufacturing and warehouse facility, due to be completed in the middle of 2016.

“A 500 home residential subdivision is also underway across the road, with construction due to commence in October. These major projects will change the face of this area within a very short time frame and we expect land values to increase as a result.”

Jarvie says a scarcity of undeveloped land in the airport area is expected to generate strong interest. “Large greenfield sites in this area are hard to come by. This is one of only a few available freehold industrial blocks of over two hectares in the immediate vicinity of the airport.”

Hooper says the land’s value is also increased by its sale completely unfettered to any developer or builder.

“A new owner will have complete freedom to build a facility for their own business use or to develop a design build project to a tenant’s requirements. This location is ideally suited to a wide range of businesses needing a large site and access to road and air transport.”

The site’s zoning provides for a range of business and warehousing uses, with the land earmarked for Light Industrial zoning under the Proposed Auckland Unitary Plan – creating the potential for a variety of industrial activities to be carried out on the site.

Most of the site is undeveloped, with some existing buildings and glass houses on the Oruarangi Rd side of the property.

The property is also within the Mangere Gateway Heritage Area which Auckland Council established to protect and enhance with features like waterfront reserves and a ‘heritage route’ - along with facilitating property development in the area.

“The waterfront edge of the property is part of the conservation zone, which will add amenity value to any development built on the land as it will have an outlook over a park and stream,” Hooper says.
