A sprawling 11 hectare ‘greenfields’ site located at the start of the Northern Motorway in Christchurch is expected to attract keen interest from developers and investors.
“This large site has a 370 metre frontage to busy Main North Road,” says Sam Staite, Christchurch director of industrial sales and leasing for Colliers International, who is selling 880 Main North Rd by deadline private treaty closing on March 23 unless it sells earlier by negotiation.
Staite says the General Industrial [GI] zoning under the Proposed Replacement Christchurch District Plan allows for a wide range of uses and is relatively liberal permitting a wide range of businesses including trade suppliers, food and beverage outlets, and service stations.
“The site offers a multitude of development options and may be split to suit.”
He says the 11.0909haproperty is in five separate freehold titles which can be sold individually.
“The current proposed zoning would add value and open up development opportunities for investors but any prospective buyers will need to do their own full due diligence and seek independent advice into the zoning and what can and what cannot be done on this property.”
Staite says a key attraction of the site is the huge neighbouring residential catchment with multiple housing developments close by.
“The high growth areas of Kaiapoi, Woodend and Rangiora are largely serviced by the Northern Motorway and create a high amount of the traffic flow passing this site.
“City south-bound vehicles from the Northern Motorway slow to 60 km per hour as they enter the city limits passing this property and giving it huge traffic visibility.”
Staite says proposed major roading changes will improve traffic flow, creating even more opportunity for businesses to attract customers.
