Award winning winery’s block for sale

An established Hawke’s Bay vineyard owned and operated by the well-known and award winning Villa Maria winery on the edge of Hastings has been placed on the market for sale.
Karamu Vineyard is strategically located on a high-profile site at 236 State Highway 2 in Mangateretere and is also close to Napier and Havelock North.
The 15.8 hectare property comprises 10 ha of planted vineyard, 1.5 ha of vine rootstock block, 3.1 ha of bare land, vineyard sheds and equipment, and a three-bedroom home.
The vineyard has a rateable valuation of $2.15 million and is being sold by Bayleys Hawke’s Bay viticulture managerGlyn Rees-Jones via a tender process that closes next Thursday December 18.
Rees-Jones says new owner could benefit from taking over an established business within the prospering wine industry or could consider developing the site to create multiple income streams.
He says the property is currently functioning as a grape vine nursery and vineyard, with associated buildings on-site. The 10 ha commercial vineyard predominantly contains arneis grapes, with a small area of gewürztraminer. Last year grape production reached 110.7 tonnes – up from 68 tonnes the previous year. Root and library stock makes up 1.5 ha, buildings 1.6 ha and the remaining two hectares of land is unplanted.
“Several supply contracts are in place for the vineyard’s high-quality produce, which a new owner could continue,” says Rees-Jones. “In addition, the property could be developed for additional land uses such as creating capacity for wine making on-site, or alternatively, for horticultural production.”
He says a condition of the sale is the retention of the rootstock block to be leased to Villa Maria for a minimum of five years at $25,000 per year. Management of this block will be undertaken by Villa Maria.
“Karamu Vineyard is endowed with the right characteristics to produce premium wines – given its fertile, free-draining soil, land developed for grape/vine production and an ideal microclimate allowing the grapes to mature to perfect ripeness,” says Rees-Jones.
“The highly fertile soil, noted for its free-draining qualities is suitable for a wide range of intensive horticultural uses,” he says.
The property has three water permits with water pumped throughout the property from a well supplying the house and buildings, to irrigation drip units and for part overhead sprinkler frost protection. The vineyard is also protected by two frost fans.
Vineyard buildings comprise a four sq m pump shed, 90 sq m store shed and a 234 sq m main shed currently used as a grafting room, laboratory, workshop, break room, an office, toilet and shower facilities.
A 136 sq m three-bedroom brick home built in 1990 is included with the property on an enclosed section on-site, with a private lawn and gardens and a double garage.
Schools, Hastings’ town centre, the railway station and a number of other services and amenities are all less than 10 km from the property.
Rees-Jones says Villa Maria, which exports it wines to more than 50 countries, has earned the title of New Zealand’s most awarded wine company for the past 30 years winning multiple national and international awards including, New Zealand Winery of the Year, New Zealand Wine Company of the Year, and numerous trophies and gold medals.
“Karamu Vineyard has played a key role in the winery’s operation as its grape vine nursery block and rootstock source as well as providing the company with arneis and gewürztraminer plants,” he says. “Its owners are now relocating this operation side of the business so they have decided to place the property on the market.”
Rees-Jones says Hawke’s Bay is recognised as a quality wine producer where the industry is flourishing. “The region is known for its suitability for producing fine wines due to the compatibility of its fertile soil, hot dry summers and mild winters. This was further recognised by the recent Air NZ wine awards where Hawke’s Bay chardonnays, syrahs and other red wines were award winners.
“The sale of this distinctive property offers exciting opportunities for growth and expansion, allowing a new owner to put their own individual stamp on Karamu Vineyard,” says Rees-Jones.
